Project development

Land assembly, entitlement and build-to-suit — with the construction team in the room from day one.

Sometimes the building a client needs does not have a site yet. That is a different problem from building it, and it needs solving first.

Our development team finds and secures land, runs zoning and entitlement, models the pro forma, and carries a project to a financeable package. For some clients we then build it. For others we hand over a fully entitled site and step back.

The advantage of doing this inside a contractor is that construction cost is real rather than assumed. When a developer's feasibility model uses a per-square-foot number from a market report, the first real bid is often a nasty surprise. Ours come from the people who will actually build it.

We also act as owner's representative for clients who are developing their own projects and want someone on their side of the table — reviewing bids, holding the design team to programme, and telling them when a number does not look right.

Feasibility numbers come from our own estimating team, not from a market average. Fewer surprises when the project reaches bid.

Entitlement is the long pole

We plan backwards from the hearing calendar. Most development schedules fail in the approvals process, not in construction.

You can stop at any stage

Take the entitled site and build it yourself, or hand it back to us. The development fee is not contingent on us winning the construction.
